A practical sequence of repairs, cleaning and presentation decisions that tend to matter most to buyers.

Preparation is about removing objections. Address deferred maintenance first: roof, plumbing, electrical and HVAC concerns tend to surface in inspection and are better handled before listing. Next comes presentation — decluttering, deep cleaning, neutral paint and lighting. Photography should be scheduled after the home is fully prepared, never before. Pricing follows preparation, not the other way around.
