How lenders look at income, debt and down payment — and what that means for the price range you should actually shop in.
Buying power is the intersection of what a lender will approve and what you are comfortable paying each month. Start with your gross monthly income, subtract recurring debt obligations, and consider how taxes, insurance and any HOA dues affect the total payment. A pre-approval letter gives you a working ceiling, but the number that matters most is the payment you can sustain without strain. Use the payment estimator on any property page as a starting point, then confirm figures with a licensed lender.
